THE AGENDA IS THE APPROVAL OF THE MINUTES OF JULY 19TH, 2022.

HAS EVERYONE HAD AN OPPORTUNITY TO REVIEW THEM? IF SO, DO WE HAVE A MOTION? I'LL MAKE A MOTION TO APPROVE SECOND.

AND THE MINUTES ARE APPROVED BY VOTE OF FOUR TO ZERO.

AFRICAN SEEKING APPROVAL OF A FINAL PLAT FOR 38 BROADWAY.

THE SITE WAS REVIEWED AND RECOMMENDED FOR APPROVAL AT YOUR LAST MEETING.

UH, THE FINAL PLAT IS ONE LOT ON 3.58 ACRES AND THE PLAQUE CONFORMS TO THE SITE PLAN.

I AM ASSUMING I KNOW MEMBERS OF THE COMMISSION HAVE ANY QUESTIONS AT THIS POINT IN TIME.

IF SO, PLEASE ADVISE OTHERWISE.

US TO CASE NUMBER SP 22 DASH 0 0 0 3 3 PUBLIC HEARING AND CONSIDERATION FOR A SITE PLAN APPLICATION FOR A DENTAL OFFICE LOCATED ON THE SOUTH SIDE OF COBELL ROAD, EAST OF TAYLOR STREET, EDMUND DENTAL AND IMPLANT ASSOCIATES ARE THE APPLICANT.

THE APPLICANT IS PRESENT.

OKAY.

AS YOU SAID, THE APPLICANT IS SEEKING APPROVAL OF A SITE PLAN FOR A DENTAL OFFICE ON THE SOUTH SIDE OF COVILLE BETWEEN THOMAS DRIVE AND THE RAILROAD TRACKS HIGHLIGHTED IN YELLOW.

UH, THE SITE IS PART OF THE PUD THAT ALLOWS FOR DIOS SUBURBAN OFFICE USES.

UH, THE BUILDING WILL BE 4,650 SQUARE FEET, AND WE'LL HAVE A STONE VENEER WITH METAL AND WOOD ACCENTS.

UH, THE BUILDING HEIGHT IS 35 FEET.

THE SITE PLAN ALSO INCLUDES 33 PARKING SPACES, WHICH WILL BE, UH, HAVE ACCESS FROM SONIC DRIVE TO THE SOUTH.

THE LANDSCAPING IS COMPLIANT AND NO VARIANCES ARE BEING REQUESTED AND STAFF RECOMMENDS APPROVAL.

UH, CITY STAFF HAS DONE A FANTASTIC JOB WITH THE REPORT.

I ASSUME THAT THERE ARE NO QUESTIONS OF CITY STAFF.

AND IF THE APPLICANT WOULD ALLOW THE REPORT TO STAND ON ITS OWN, DO WE HAVE ANY MEMBERS OF THE PUBLIC THAT WE EITHER SPEAK FOR OR AGAINST THE PROJECT SEEING THEN, ARE THERE ANY COMMENTS OR QUESTIONS BY MEMBERS OF THE COMMISSION? AND IF NOT, DO WE HAVE A MOTION? SECOND, THAT ITEM IS APPROVED BY ABOUT A FOUR TO ZERO.
