NOW THE CLOUD IS 236, LOTS ON 85 ACRES, A LOT SIZES RANGE FROM 4,400 SQUARE FEET, MOSTLY ON THE EASTERN SIDE AND 9,100 SQUARE FEET ON THE WEST.

UH, THE SMALLER LOTS ARE REAR LOADED OFF THE PRIVATE ALLEYWAYS AND IN TURN HAVE SMALLER FRONT YARD, SETBACKS OF 10 FEET.

UH, THE REMAINDER OF THE LOTS HAVE 15 FOOT SETBACKS ON THE FRONT ACCESS TO THE NEIGHBORHOOD WILL BE FROM THE MAIN ENTRANCE ON THE 33RD AND TWO EXISTING CONNECTIONS TO THE SOUTH TO STEVEN AND KAREN DRIVES.

UM, THE PLAT MEETS THE TREE PRESERVATION ORDINANCE.

AND AS I SAID, CONFORMS TO THE PUD, NO VARIANCES ARE BEING REQUESTED AND STAFF RECOMMENDS APPROVAL.

UH, THE CHURCH, OTHER BUILDINGS AND PARKING WILL BE ON THE 15 ACRES THAT IS OUT OF THE FLOODPLAIN ON THE NORTH PORTION OF THE SITE, UH, CHANGES IN THE PD FROM THE LAST MEETING INCLUDE, UH, PUSHING THE DRIVE ONTO WESTMINSTER AS FAR SOUTH AS THE CITY WILL APPROVE.

IF AT ALL, UH, IF IT IS REQUIRED, THEN PUSHING THAT A STREET OR A DRIVER OF AS FAR WEST AS POSSIBLE IN THE EASEMENT, THEY HAVE, UH, THE EDMOND PLAN 2018 DESIGNATES THE NON FLOOD PLAIN AREAS OF THIS AS RURAL NEIGHBORHOOD, WHICH SUPPORTS THE LOW DENSITY, RESIDENTIAL AND SUPPORTING CIVIC ACTIVITIES SUCH AS A CHURCH STAFF SUPPORTS THE APPROVAL.

IT'S PUBLIC HEARING CONSIDERATION OF AN EXTENSION TO THE PRELIMINARY PLAT FOR THUNDER CANYON LOCATED ON THE EAST SIDE OF MIDWEST BOULEVARD, SOUTH DAKOTA VALE.

THE AFRICAN IS EXTENDING A PRELIMINARY PLAT FOR THUNDER CANYON.

IT WAS ORIGINALLY APPROVED IN 2013 AND THE FIRST PHASE WAS FINAL PLANTED IN 2014.

THE PRELIMINARY PLAT WAS FOR 194, LOTS ON 136 ACRES WITH 63, LOTS AND 31 ACRES ALREADY BEING DEVELOPED.

UH, THERE'S ONE CONNECTION ON THE MIDWEST BOULEVARD.

AND THE SECOND ON THE COBELL IN THE NORTHEAST CORNER, UH, THERE WAS A LARGE AMOUNT OF FLOOD PLAIN THAT RUNS NORTH SOUTH THROUGH THE SITE REQUIRING A BRIDGE OF SOME SORT SHOWN THERE IN THE MIDDLE, CONNECTING THE TWO, UH, PORTIONS OF THE DEVELOPMENT.

UH, THE EXTENSION WAS RECOMMENDED BY STAFF AND AGREED TO BY THE DEVELOPER AS, SINCE THE, THE ORIGINAL PRELIMINARY PLAT WAS DONE SO LONG AGO.

UH, THE EXTENSION HAS SOME MINOR CHANGES, BUT GENERALLY THE LAYOUT LOT SIZES AND NUMBER OF LOTS REMAINS THE SAME.

UH, THERE WERE CONDITIONS PLACED ON THE APPROVAL BY CITY COUNCIL IN 2013, AND ONE IS AT THE BRIDGE BE COMPLETED BEFORE THE CONSTRUCTIONS OF THE HOME ON THE EAST SIDE AND TWO THAT THE CONNECTION ON COVILLE IS EXIT ONLY.

SO THAT CONNECTION UP IN THE CORNER, THERE IS EXIT ONLY ACCORDING TO THE PREVIOUS APPROVAL,

THAT'S GONNA ELIMINATE A LOT OF TRAFFIC COMING THROUGH THERE.

CURRENTLY, WE HAVE A GATED COMMUNITY.

UH, AS I REMEMBER THAT WAS, UM, AN ITEM THAT WAS LEFT OPEN FOR FURTHER DISCUSSION, BECAUSE THERE WAS AN ISSUE ABOUT WHETHER OR NOT YOU COULD PUT A TWO WAY STREET BETWEEN, UM, THE FLEX AND THE FRANKLINS PROPERTY.

UM, THERE WAS A MATTER OF ABOUT FIVE FEET THAT IT WAS NOT WIDE ENOUGH TO ACCOMMODATE THAT.

UM, AT THE TIME THE BRIDGE IDEA WAS, WAS DROPPED COMPLETELY, UH, BECAUSE OF COST AND THEY WANTED TO MAKE THAT A TWO WAY ENTRY IN AN ENTRY OUT.

I DON'T KNOW IF HE'S STILL A DEVELOPER OR NOT.

UM, THAT'S A PROBLEM FOR THOSE OF US THAT LIVE ALONG IN THAT AREA, BECAUSE AS THE GENTLEMEN JUST GOT UP, THERE'S ALWAYS SAFETY CONCERNS WITH YOUNG CHILDREN LIVING VERY CLOSE TO THAT PROPOSED STREET.

THE BRIDGE IS STILL IN THAT BRIDGE IS STILL IN NOW AT THE TIME, IT WAS NOT AT THE TIME THE BRIDGE HAD BEEN REMOVED FROM CONSIDERATION.
