UH, THE SITE IS ZONED AS A P U D, WHICH ALLOWS FOR A VARIETY OF RETAIL AND OFFICE USES THE PLAN SHOWS THREE BUILDINGS. THE NORTH OF WHICH WILL BE THE, UH, BANK. UH, THE SOUTHERN TWO WILL CONTAIN FIVE, 10 UP SPACES. UH, THE BUILDING BUILDINGS TOTAL 10,000 SQUARE FEET. THEY ARE ONE STORY AND THEY'RE A MIX OF MATERIALS, BUT ARE GENERALLY RED BRICK WITH GRAYSTONE AND METAL AND GLASS ACCENTS. UH, THE SITE PLAN ALSO SHOWS 71 PARKING SPACES WITH ONE ACCESS ON THE 15TH STREET AND A SHARED DRIVE THAT GOES EAST TO THE TRAFFIC SIGNAL. UH, THERE ARE A FEW VARIANCES LISTED, ONE OF WHICH NEEDS TO BE REMOVED. UH, THERE WERE SOME MISCOMMUNICATION ABOUT THE LIGHTING, UH, THE LIGHTS CLOSEST TO THE WEST AND SOUTH SHOULDN'T BE POLE LIGHTS. UH, WE HAD SOME NEW INFORMATION FROM THE APPLICANT AND HAS PROPOSED. THEY'RE GOING TO BE, UH, LOW BALLARDS WITH LIGHTS ON THEM AND NOT THE, THE 15 FOOT TALL POLE LIGHTS. SO THERE'S NO NEED FOR A VARIANCE IF THAT'S THE CASE. UH, THERE IS HOWEVER, A VARIANCE FOR A POTENTIAL SPEAKER ON THE SOUTHERN BUILDING RIGHT THERE. SO THAT HAS A DRIVE THROUGH ABILITY. UH, THERE'LL BE A CALL BOX, UH, THAT WOULD ACTUALLY BE IN THE, UH, SENSITIVE BORDER, WHICH IS PROHIBITED BY THE ORDINANCE. UH, SO THERE WILL BE A VARIANCE NEEDED FOR THAT. THERE'S ALSO A VARIANCE TO THE FENCING MATERIAL. UH, THIS P U D WAS VERY SPECIFIC, UH, LIMITING THE SITE TO A MASONITE SHEET FOR FENCING MATERIAL. THERE ARE OBVIOUSLY BETTER OPTIONS AVAILABLE NOW. AND THE APPLICANT HAS WORKED WITH THE ABUDDING OWNERS TO USE IT EITHER A COMPOSITE OR A METAL OR STOCKADE TYPE FENCING. AND THEN THE LANDSCAPING, THERE ARE THREE, UH, ISLANDS THAT DON'T MEET THE LANDSCAPING CODE. HOWEVER, THE LANDSCAPE HAS MORE THAN THE REQUIRED AMOUNT OF PLANT UNITS. I BELIEVE, UH, THAT ISLAND RIGHT THERE ISN'T WIDE ENOUGH, UH, THE WAY THEY MEASURE IT, THAT ONE TECHNICALLY DOESN'T HAVE A TREE, BUT THERE'S A TREE ADJACENT. AND THEN THERE'S NOT A TERMINAL ISLAND, UH, NEXT TO THAT PARKING SPACE, BUT THERE IS A SIDEWALK THAT SERVES THE DEVELOPMENT. UM, THE MAJORITY OF THIS, UH, FENCE WILL BE SITTING ON TOP OF A RETAINING WALL, WHICH HEIGHT OF THE RETAINING WALL IS GONNA BE SIX FOOT, UM, ALONG THE WESTERLY PROPERTY LINE, UH, IN ORDER TO ACCOMMODATE THE TOE OF THAT WALL, WE'RE GONNA BE OFF OF THE FENCE LINE 18 TO 24 INCHES AND AT THE NORTHWEST CORNER, UM, WHERE OUR DETENTION FACILITIES WILL BE LOCATED, EXCUSE ME, WE ARE FIVE FOOT OFF OF THE PROPERTY LINE.
