ITEM FIVE A IS S P 22 DASH 0 45 PUBLIC HEARING CONSIDERATION OF A SITE PLAN APPLICATION FOR MCDONALD'S LOCATED AT 1235 NORTH KELLY AVENUE.

MR. ENTZ, FIVE A PLEASE.

OKAY, APPLICANT IS REQUESTING APPROVAL OF A COMMERCIAL SITE PLAN FOR A NEW MCDONALD'S, REPLACING THE OLD MCDONALD'S ON THE SOUTHWEST CORNER OF DAN FOURTH AND KELLY.

UH, THE NEW BUILDING WILL HAVE THE NEW CORPORATE LOOK WITH BRICK AND ETHOS, EXTERIOR WITH MASONRY AND STUCCO AND METAL ACCENTS.

UH, THE NEW BUILDING WILL BE 4,226 SQUARE FEET.

FOR REFERENCE.

THE UH, BUILDING THAT IS BEING REMOVED WAS AROUND 3,400 SQUARE FEET.

UH, THE CLAN INCLUDES 36 PARKING SPACES AND WE'LL HAVE CONNECTIONS TO KELLY AND DANFORTH, WHICH ARE EXISTING, BUT THE DRIVE WILL BE MOVED SOUTH AND WEST RESPECTIVELY.

FURTHER FROM THE INTERSECTION, UH, A NEW CROSS ACCESS CONNECTION WILL ALSO BE MADE TO THE WEST.

UH, THERE ARE THREE VARIANCES BEING REQUESTED.

UH, ONE THE DRIVEWAYS, EVEN THOUGH THEY'RE BEING MOVED DO DO NOT MEET THE 325 FOOT SEPARATION FROM THE INTERSECTION.

UH, THE ONE ON DANFORTH IS 270 FEET AND THE ONE ON KELLY'S 205 UH, STAFF DOES SUPPORT THE VARIANCES SINCE THEY'RE MOVING THEM FURTHER AWAY FROM THE INTERSECTION.

UH, THERE'S ALSO A VARIANCE TO THE REQUIRED RIGHT OF WAY OF A HUNDRED FEET.

UH, THEY ARE REQUESTING 50 FEET.

UH, STAFF SUPPORTS THAT VARIANCE AS THE IMPROVEMENTS FOR THE INTERSECTION HAVE BEEN DESIGNED AND CAN FIT IN THE RIGHT OF WAY BEING PROVIDED.

AND THEN A THIRD VARIANCE TO THE LANDSCAPING CODE, WHICH REQUIRES AN EVERGREEN HEDGE ALONG THE LENGTH OF THE DRY AISLE.

UH, THIS HASN'T BEEN PROVIDED.

THE PART IN PARTICULAR IS THIS SECTION RIGHT HERE SHOULD HAVE AN EVERGREEN HEDGE.

HOWEVER, THE ENTIRE SITE HAS AN EVERGREEN HEDGE OUT HERE ACHIEVING THE SCREENING.

PRETTY MUCH IN THE SAME FASHION.

UH, STAFF RECOMMENDS APPROVAL SUBJECT TO THE VARIANCES OF BEING APPROVED.
