TRACT ONE IS ALONG BRYANT AVENUE, WHICH HAS COMMERCIAL USES, UH, THOSE ASSOCIATED WITH THE E ONE RETAIL GENERAL COMMERCIAL DISTRICT.

AND THEN THEY FURTHER LIMIT THOSE USES, UH, IN THE P U D, WHICH PROHIBITS THINGS LIKE VAPE SHOPS AND MEDICAL MARIJUANA DISPENSARIES.

UH, TRACK ONE ALSO ALLOWS UP TO 30 LIVE WORK UNITS, UH, TRACK TWO, THE EASTERN TRACK, WHICH ALLOWS SINGLE FAMILY, RESIDENTIAL OR OFFICE USE THAT'S CLOSEST TO THE NEIGHBORHOODS ON THE WEST.

UH, THE P U D DOES UH, ADJUST THINGS LIKE A MINIMUM LOT SIZE IS 5,000 SQUARE FEET WITH MINIMUM WIDTH OF 50 FEET WITH THE SETBACKS REDUCED TO BUILDING CODE MINIMUMS. OTHER THAN THAT, THE, A SINGLE FAMILY STANDARDS APPLY.

IT ALSO PROMOTES DEVELOPMENT STYLES, PROMOTING WALKABLE INFILL PROJECTS WITH COMMERCIALS ALONG MAJOR ARTERIALS, UH, THAT DO NOT EXCEED A 20% INCREASE IN DENSITY, UH, OVER THE SURROUNDING AREA, WHICH THIS DEVELOPMENT DOES NOT.

I THINK THE MOST PROMINENT ONE RIGHT NOW IS, UH, THE WHEELER DISTRICT AND THE SHOP HOMES.

UH, BUT THIS PARTICULAR DEVELOPER SAW THIS, UH, TYPE OF PRODUCT ON A, A TRIP ON A TRIP TO THE EAST COAST AND WANTED TO BRING SOMETHING LIKE THAT HERE THAT'S GONNA FOCUS ON LOCAL RETAILERS, LOCAL SHOPS AND LOCAL RESTAURANTS.

SO THAT'S THE INTENT HERE.

UH, LIVE WORK UNITS, UM, ARE AGAIN, ONLY FOCUSED UH, ON THAT WEST SIDE.
