UH, FIRST ITEM ON THE AGENDA IS CONSIDERATION AND APPROVAL OF THE MINUTES FROM THE MEETING OF NOVEMBER 21ST, 2023.

HAS EVERYONE HAD AN OPPORTUNITY TO REVIEW THEM AND ARE THERE ANY ADDITIONS OR DELETIONS MOVE TO APPROVE.

DISCUSSION DOCKET CASE NUMBER S SP 23 DASH 0 0 0 1.

A PUBLIC HEARING CONSIDERATION FOR A SITE PLAN APPLICATION FOR BOYS RANCH TOWN AT ADMIN BUILDING LOCATED ON THE SOUTH SIDE OF EAST 33RD STREET, WEST OF AIR DEPOT.

AND THE APPLICANT APPEARS TO BE PRESENT.

YEAH, AS YOU SAID, THE APPLICANT'S REQUESTING APPROVAL OF A SITE PLAN FOR A NEW BUILDING AT THE BOYS RANCH TOWN, UH, LOCATED ON THE SOUTH SIDE OF EAST 33RD STREET, JUST WEST OF AIR DEPOT.

UH, THE BUILDING WILL REPLACE THE EXISTING STRUCTURE AND IS PROPOSED TO BE 9,307 SQUARE FEET SIZE.

UH, THE SITE IS ZONED GA UH, THE HEIGHT OF THE BUILDING IS APPROXIMATELY 27 FEET AT THE HIGHEST POINT.

UH, THERE ARE 38 NEW SPACES BEING PROVIDED WITH, UH, THIS SITE PLAN.

THERE'S ACTUALLY 24 NEW SPACES, 38 SPACES TOTAL.

UH, THE BUILDING MATERIALS WILL INCLUDE, UH, BRICK AND EIS WITH A COMPOSITE SHINGLE ROOF.

UH, THERE IS ONE VARIANCE TO TITLE 2023.

UH, IT WAS IN FRONT OF SWABB OF AS A TO PAY THE FEE IN LIEU OF FOR DETENTION.

UH, SWAB DID RECOMMEND APPROVAL OF THAT.

UH, OTHER THAN THAT, EVERYTHING ELSE IS COMPLIANT AND STAFF RECOMMENDS APPROVAL SUBJECT TO THE VARIANCE BEING APPROVED.

ARE THERE ANY QUESTIONS BY MEMBERS OF THE COMMISSION AT THIS POINT IN TIME OF THE CITY STAFF? DOES THE APPLICANT CARE TO ADD ANYTHING FURTHER? OKAY.

CASE NUMBER S SP 23 DASH 0 0 0 20 PUBLIC HEARING AND CONSIDERATION FOR A SITE PLAN APPLICATION FOR THOMAS TWO DOG KENNEL LOCATED ON THE EAST SIDE OF THOMAS DRIVE, SOUTH OF COVELL ROAD.

OKAY, AS YOU SAID, THE APPLICANT IS REQUESTING APPROVAL OF A SITE PLAN, UH, FOR THE THOMAS TWO DOG KENNEL, WHICH IS LOCATED ON THE EAST SIDE OF THOMAS, WHICH IS SOUTH OF COVE ROAD.

MORE SPECIFICALLY ON THE SOUTH SIDE OF GARAGE DRIVE.

UH, THE PROJECT INCLUDES A 15,055 SQUARE FOOT BUILDING AND A 2,500 SQUARE FOOT OUTDOOR DOG ROD.

UH, THE SITE IS ZONED TO E THREE RESTRICTED LIGHT INDUSTRIAL.

UH, THE HEIGHT OF THE BUILDING IS APPROXIMATELY 24 AND A HALF FEET AT ITS HIGHEST POINT.

IN ADDITION TO THE BUILDING, THERE'S 35 PARKING SPACES BEING PROVIDED.

UH, THE BUILDING WILL INCLUDE A BRICK VENEER WITH METAL PANELS AND A METAL ROOF.

UH, THERE ARE NO VARIANCES.

UH, ALL THE OTHER REVIEW IS COMPLIANT AND STAFF RECOMMENDS APPROVAL.

UH, DO MEMBERS OF THE COMMISSION HAVE ANY QUESTIONS OF CITY STAFF AT THIS POINT IN TIME? WOULD THE APPLICANT CARE TO ADD ANYTHING? DO WE HAVE ANY COMMENTS OR QUESTIONS BY MEMBERS OF THE COMMISSION? SEE NONE.
