UM, AS INDICATED, THE APPLICANT IS REQUESTING A ZONING MAP AMENDMENT FROM A SINGLE FAMILY TO PUD PLANNED UNIT DEVELOPMENT.

YOU CAN SEE HERE, UM, ON THE ZONING MAP THAT IMMEDIATELY NORTH, EAST AND SOUTH OF THE SITE IS DEVELOPED AND ZONED AS A SINGLE FAMILY TO THE WEST.

THERE ARE FOUR UNITS ON TWO LOTS ZONED AS, UH, B TWO FAMILY PUD.

THE SITE ITSELF IS 13,300 SQUARE FEET.

THE PUD ALLOWS ONLY SINGLE FAMILY AND TWO FAMILY USES AND A MAXIMUM OF FOUR DWELLING UNITS.

THIS IS MORE RESTRICTIVE THAN EITHER THE A OR THE B BY RIGHT DISTRICTS.

THE EDMUND PLAN 2018 DESIGNATES THIS AREA AS URBAN NEIGHBORHOOD IN WHICH SINGLE FAMILY AND TWO FAMILY RESIDENTIAL USES ARE APPROPRIATE.

URBAN NEIGHBORHOOD SHOULD BE WALKABLE AND LEVERAGE EXISTING STREET GRID UTILITIES, SIDEWALKS, AND ALLEYS.

THIS AREA ACTS AS A GRACEFUL TRANSITION BETWEEN SUBURBAN PATTERNS AND DOWNTOWN PUD APPLICATIONS REQUIRE ADDITIONAL SCRUTINY IN AN EFFORT TO EVALUATE WHETHER THEY MEET THE INTENT OF THIS PLAN CATEGORY.

IN THIS CASE, THEY DO AND STAFF RECOMMENDS APPROVAL.

I THINK THEY HAVE A DUPLEX AT THE FRONT AND A, AND, AND A HOUSE AT THE BACK.

I THINK IT'S, I THINK IT'S ON THE CORNER ON THE LEFT.

I THINK IT'S, YEAH, RIGHT THERE WITH CONCRETE.

ALMOST AN ARROW OVER.
