THE SITE IS APPROXIMATELY NINE AND A HALF ACRES IN SIZE.

IF WE'LL TAKE A LOOK AT THE ZONING, WE CAN SEE THE SITE IS ZONED E ONE PUD, ALONG WITH THE HENDERSON HILLS CHURCH.

NEARBY ZONING INCLUDES L FOUR AND AN L FOUR PUD.

THAT'S OUR LAKE COMMERCIAL DISTRICT.

SOUTH OF 15TH STREET IS UNDEVELOPED AND C TWO AND C ONE PUDS TO THE EAST, WHICH INCLUDE COMPONENTS OF THE INTEGRIS CAMPUS AND THE HENDERSON HILLS CHURCH.

THE PROPOSED BUILDING INCLUDES BOTH A-Y-M-C-A FACILITY AND A METROPOLITAN LIBRARY SYSTEM BRANCH INSIDE A BUILDING OF 58,000 SQUARE FEET.

THE SITE WILL PROVIDE 98 NEW PARKING SPACES AND WILL SHARE 234 EXISTING SPACES WITH THE HENDERSON HILLS CHURCH ACCESS ON 15TH STREET WILL BE PROVIDED VIA EXISTING HENDERSON HILLS DRIVEWAY.

THE ADDITIONAL DRIVEWAY YOU SEE THERE JUST TO THE WEST IS FOR SERVICE TO THE LIBRARY.

ANTICIPATED TRAFFIC VOLUMES MAY REQUIRE TURN LANE TO ACCESS THE SITE FOR PEOPLE TRAVELING EASTBOUND ON 15TH STREET.

A CONNECTION TO THE CITY'S TRAIL SYSTEM IS BEING PLANNED ALONG THE FRONTAGE ROAD.

THE ELEVATIONS SHOW THAT THE PROPOSED BUILDING WILL INCLUDE A MIXTURE OF BRICK STONE CEMENT PANELS WITH METAL ACCENTS.

THE REMAINING COMPONENTS OF THE SITE PLAN WILL COMPLY WITH APPLICABLE REGULATIONS.
