THE APPLICANT IS REQUESTING APPROVAL OF A REZONING FROM A SINGLE FAMILY TO B TWO FAMILY ON THE WEST SIDE OF BOULEVARD BETWEEN THATCHER AND WAYNE.

THE 14,000 SQUARE FOOT LOT HAS AN EXISTING RESIDENCE ON THE PROPERTY.

THE APPLICANT IS REQUESTING TO REZONE IN ORDER TO CONSTRUCT A SECOND RESIDENCE WITHIN THE EXISTING DWELLING, CREATING A DUPLEX.

THE STRUCTURE AS IT EXISTS TODAY IS NON-CONFORMING TO THE SETBACKS OF THE B TWO FAMILY DISTRICT AND IS NOT ALLOWED TO EXPAND THAT NON-CONFORMITY.

THE ED PLAN 2018 SUPPORTS THIS REZONING AS THE PROPERTY IS CATEGORIZED AS URBAN NEIGHBORHOOD, WHICH FAVORS AN INCREASE IN DENSITY FROM SINGLE FAMILY.

THIS CATEGORY SERVES AS A TRANSITION ZONE FROM THE DOWNTOWN CORE TO SUBURBAN NEIGHBORHOOD.

THE CENTRAL EDMOND URBAN DISTRICT BOARD REVIEWED AND RECOMMENDED APPROVAL OF THIS APPLICATION ON OCTOBER 15TH AND STAFF RECOMMENDS APPROVAL.
