AGENDAS CONSIDERATION AND APPROVAL OF THE PLANNING COMMISSION MEETINGS FROM NOVEMBER 19TH, 2024.

HAS EVERYONE HAD AN OPPORTUNITY TO REVIEW THOSE AND DO WE HAVE ANY CHANGES, ADDITIONS, DELETIONS, CORRECTIONS THAT ANY MEMBER WOULD LIKE TO MAKE? I'LL MAKE A MOTION TO APPROVE.

THE AGENDA, WHICH IS THE GENERAL CONSENT ITEM, CASE NUMBER PR 21 DASH 0 0 0 4 1 CONSIDERATION OF THE FINAL PLAT FOR THE PRESERVE AT COVE PHASE TWO, LOCATED ON THE SOUTH SIDE OF VALE ROAD, WEST MIDWEST BOULEVARD.

UH, DO ANY MEMBERS OF THE COMMISSION SEE ANY NEED TO PULL THAT FROM THE CONSENT AGENDA? OKAY.

BRINGS US TO OUR NEXT ITEM, THE HIGHLY CONTESTED CASE NUMBER, PR 24 DASH 0 0 0 15 PUBLIC HEARING CONSIDERATION, PRELIMINARY PLAT FOR CROSSINGS COMMUNITY CHURCH, UH, AND THE APPLICANT IS PRESENT.

WOULD STAFF LIKE TO PRESENT THIS ITEM, PLEASE? YES, SIR.

AS INDICATED, THE APPLICANT IS REQUESTING APPROVAL OF OF A, UH, PRELIMINARY PLAT FOR CROSSINGS COMMUNITY CHURCH AT THE NORTHWEST CORNER OF COBELL, AN AIR DEPOT.

THE SITE IS APPROXIMATELY 11.2 ACRES.

ZONING IS, UM, A PLANNED UNIT DEVELOPMENT, WHICH WAS APPROVED IN 2020.

UM, THE SITE IS ALSO IN THE I 35 CORRIDOR DISTRICT, WHICH, UM, REQUIRES ADDITIONAL LANDSCAPING AND ARCHITECTURAL STANDARDS, UH, DURING THE SITE PLAN PROCESS NEARBY ZONING AND USES, OH, SORRY.

NEARBY ZONING AND USES INCLUDE PROFESSIONAL OFFICES, RETAIL, RESIDENTIAL, AS WELL AS THE CITY'S FIRE TRAINING FACILITY.

AND APLAN PUBLIC SCHOOL ACCESS WILL BE FROM BOTH COVELL AND AIR DEPOT.

THE DEVELOPER WILL IMPROVE BOTH COVELL AND AIR DEPOT IN ACCORDANCE WITH CURRENT REQUIREMENTS.

CITY WATER AND SEWER ARE NEARBY AND AVAILABLE TO SERVE THE SITE STAFF RECOMMENDS APPROVAL.

HAPPY TO ANSWER ANY QUESTIONS YOU MAY HAVE.

DO ANY MEMBERS OF THE COMMISSION HAVE ANY QUESTIONS OF CITY STAFF AT THIS POINT IN TIME? SEEING NONE, WOULD THE APPLICANT CARE TO ADD ANYTHING FURTHER? WOULD THE APPLICANT CARE TO RESOL, UH, RELY UPON THE STATEMENTS OF THE CITY STAFF? WE'LL RELY UPON THE STATEMENTS OF THE CITY STAFF.

WE ALSO HAVE A MEETING I KNOW, SET UP TO TALK ABOUT THIS PROJECT WITH THE CITY LATER, UM, NEXT WEEK.

SO WE'LL ADDRESS ITEMS ALSO AT THAT POINT, BUT OTHERWISE WE'RE HERE JUST TO ADDRESS ANY QUESTIONS THAT THE COMMISSION MAY HAVE.

WELL, DAVID, WE APPRECIATE THAT.

UH, DO WE HAVE ANY MEMBERS OF THE GENERAL, WELL, DO ANY MEMBERS OF THE COMMISSION HAVE ANY QUESTION OF THE APPLICANT AT THIS POINT IN TIME? UM, YEAH, I DO.

UH, IN HERE YOU SAID IMPROVEMENTS TO THE INTERSECTION OF AIR DEPOT AND COVE.

CAN YOU THAT'S, THAT'S WHAT OUR MEETING ON, UH, NEXT WEDNESDAY IS TO DISCUSS.

UM, AND THEN I'VE ALSO TALKED TO A FEW OF THE RESIDENTS IN THE NEIGHBORHOOD, UM, AND THEY'RE A LITTLE CONCERNED ABOUT LIGHTING.

UH, YES SIR.

UM, 'CAUSE YOU KNOW, I KNOW THERE'S THAT GAS STATION THERE, BUT BETWEEN THE GAS STATION AND THE HOUSES, THERE'S SEVERAL TREES, YOU KNOW, AS A BUFFER, UM, WHERE THE CHURCH IS GOING IN AND THE PARKING LOT WE ASSUME IS GOING TO BE, UM, YOU KNOW, THAT'S QUITE A BIT HIGHER THAN THE HOUSES ARE DOWN HERE.

AND ACTUALLY THAT WELL, UH, UH, WE ARE GRADING THAT PROJECT DOWN FAIRLY SIGNIFICANTLY.

THERE IS A, UH, HIGH, UM, IN THE DRAINAGE BASIN THAT'S ABOUT MIDPOINT TO THE SOUTH NORTHWEST CORNER OF THE OVERALL DEVELOPMENT.

UM, I DON'T HAVE A POINTER, BUT UH, IF YOU SEE THAT WATER EASEMENT, UH, THAT'S RUNNING UP AND THEN TURNS AND RUNS EAST AND WEST ACROSS THE PROJECT NEAR THE NORTH BOUNDARY LINE, THAT IS AREA IS THE HIGH POINT.

WELL, WHICH ONE? SORRY? SHE BLEW IT UP.

WHICH ONE ARE YOU? YEAH, SO RIGHT UP IN THE, UH, NEAR THE NORTHWEST CORNER, YOU'LL SEE THE WATER EASEMENT.

IT'S KIND OF RUNNING CENTRAL.

SO WHERE THE HAND IS, IF YOU CAME DOWN TO THE YEP.

AND THEN GO TO THE RIGHT.
