THE APPROXIMATELY 63 ACRES, SUBJECT PROPERTY IS LOCATED ON THE SOUTH SIDE OF SORGHUM MILL, WEST OF COLTRANE.

ZONING AND USES INCLUDE LARGE LOT RURAL DISTRICTS TO THE NORTH AND EAST, WHICH ARE UNDEVELOPED OR CONTAIN RESIDENTIAL STRUCTURES.

ADDITIONALLY TO THE EAST, THERE'S A LARGE AREA OF DO SUBURBAN OFFICE THAT IS CURRENTLY UNDEVELOPED.

DIRECTLY WEST IS ZONED A AND IT IS DEVELOPED AS RESIDENTIAL SUBDIVISIONS TO THE SOUTH IS ZONED THE LIBERTY PARK, PUD, WHICH IS A LARGE MIXED USE DISTRICT THAT IS CURRENTLY UNDEVELOPED.

UH, THIS APPLICANT APPLICATION DETAILS IS, UH, INCLUDES A REQUEST FOR BUY RIGHT DISTRICT THAT ALLOWS SINGLE FAMILY DETACHED DWELLINGS WITH A MINIMUM LOT SIZE OF 6,000 SQUARE FEET.

THE PLAN 2018 CATEGORIZES THE AREA AS SUBURBAN TWO NEIGHBORHOOD.

THE EIGHT DISTRICT CAN BE APPROPRIATE IN THIS PLAN CATEGORY SO LONG AS PUBLIC WATER AND SEWER ARE PROVIDED AND CONSIDERATION IS GIVEN TO THE CURRENT DEVELOPMENT TRAJECTORY IN THE AREA, STAFF RECOMMENDS APPROVAL.

I WOULD HOPE THAT THEY WOULD BE CLOSER TO THE ONES THAT ALREADY OUT THERE.

HIS INTENT IS TO DEVELOP IT IN A SIMILAR FASHION.
