THESE LOCATIONS HAVE RECENTLY BEEN DEVELOPED WITH NEW INFILL RESIDENTIAL STRUCTURES TO THE SOUTH AND WEST ARE ZONED A SINGLE FAMILY DWELLING AND DEVELOPED AS CITY PARKS.
THE PROPOSED AMENDMENT TO THE EXISTING PUD DESIGN STATEMENT WOULD MODIFY THE SECTION RELATED TO SETBACKS, SPECIFICALLY IF THE LOT IS DIVIDED TO ALLOW FOR MULTIPLE STRUCTURES.
THE SIDE YARD SETBACKS WOULD ALLOW BOTH SPACING BETWEEN THE STRUCTURES AND THE STRUCTURES TO BE CENTERED ON THEIR LOTS.
NO OTHER CHANGES TO THE PUD ARE INCLUDED IN THE REQUESTED AMENDMENT.

THE SUBJECT PROPERTY FOR THIS CASE IS APPROXIMATELY 5.6 ACRES.
THE MAP SHOWS THE SPECIFIC LOCATION APPROXIMATELY ONE QUARTER MILE NORTH OF SECOND STREET ON THE WEST SIDE OF MOUNTAIN VIEW LANE.
THE SUBJECT PROPERTY IS ZONED R TWO A SUBURBAN ESTATE DISTRICT.
THIS APPLICATION PROPOSES TO DIVIDE THE EXISTING LOT INTO THREE LOTS, RANGING IN SIZE FROM APPROXIMATELY 80,000 SQUARE FEET TO ALMOST 87,000 SQUARE FEET.
THIS APPLICATION ALSO INCLUDES A VARIANCE TO TITLE 13 POINT 12.065.
CONNECTION TO WATER SUPPLY STAFF CONCURS WITH THE APPLICANT THAT THERE IS NOT A FEASIBLE WAY TO CONNECT TO THE PUBLIC WATER SUPPLY.
STAFF RECOMMENDS APPROVAL OF THIS APPLICATION, INCLUDING THE VARIANCE RELATED TO CONNECTION TO THE CITY'S WATER SUPPLY SYSTEM.

I THINK THE, A LOT OF IT IS, SO IF YOU LOOK AT THE MAP HERE ON THE SCREEN, THERE IS PUBLIC WATER IN THAT DEVELOPMENT TO THE WEST, BUT THERE'S NOT AN EASEMENT, UM, THAT THAT'S ALL BUILT OUT AND THERE'S, AND I BELIEVE THE APPLICANT FOR THE LOT SPLIT ALSO DID THAT, UM, IS FAMILIAR WITH THE ENGINEERING ON THAT SUBDIVISION.SO THEY MAY HAVE SOME ADDITIONAL INFORMATION TO OFFER, BUT I, I THINK IT'S JUST A, IT'S A ISSUE OF JUST GETTING THE WATER OVER THERE.
THERE'S NOT, NOT A REASONABLE WAY TO DO IT.
UM, THERE'S WATER IN THAT NEIGHBORHOOD TO THE WEST, BUT NO WAY TO CONNECT TO THE WEST.
BASICALLY A WATER LINE WOULD'VE TO BE TAKEN ALL THE WAY DOWN TO SECOND STREET TO CONNECT AND I'M NOT, THAT LINE ON SECOND STREET MAY JUST BE A TRANSMISSION LINE AND NOT A DISTRIBUTION LINE.
SO THOSE WOULD JUST HAVE BE WATER WELLS IF THERE'S GONNA BE SITES ON THAT.
